You have the architect, the engineering, and the permits. EZ BH Projects is the licensed general contractor that takes it from here — a line-item construction budget priced from your permit set, then our own team on your site from groundbreaking to certificate of occupancy.

Your Plans Are Approved. Now You Need a Builder.
By the time a Miami-Dade luxury home reaches permit approval, its owner has already made hundreds of decisions and carried the project through the slowest part of the journey — architecture, engineering, and a permitting process that routinely runs four to eight months. What remains is the part that cannot be done on paper: execution. EZ BH Projects exists for exactly this moment. We are a licensed general contractor that builds with our own team, and every home in our portfolio was built by us — not managed from a distance, built.
Bring us a permit-ready set and we will do three things in short order: read it the way a builder reads it, price it the way the Miami subcontractor market actually prices it, and — once we are under contract — put a superintendent on your site and take the home to certificate of occupancy.
What We Do With a Permit-Ready Set
1. Constructability Review
Before pricing a single line, we read the full drawing set — architectural, structural, MEP, and civil — for the gaps that become change orders later: undercoordinated details, allowance items with no specification behind them, structural conditions that will price differently than they draw, and product-approval issues in the High-Velocity Hurricane Zone. You receive a written summary of what the set resolves and what it leaves open.
2. Line-Item Construction Budget
Within two to three weeks we return a full line-item budget priced from current Miami-Dade subcontractor bids — not a per-square-foot estimate with a contingency wrapped around it. Every scope is visible: schedule of values, defined allowances, explicit exclusions, and our fee stated plainly. You will know what the home costs to build and why, before you sign anything.
3. Contract Structured to Your Set
A complete, well-coordinated set supports a fixed-price contract. A set with open selections or evolving scope is often better served by cost-plus with a guaranteed maximum price. We offer both, we will tell you which your drawings support, and every change order — owner-initiated or field-discovered — is priced in writing before work proceeds.
4. Contractor of Record & Mobilization
We handle the building-department paperwork that puts our license on your permit — the contractor-of-record change, a new Notice of Commencement where required, and current insurance certificates — then baseline the schedule and mobilize. If your permit was issued but never mobilized, or your project stalled under another contractor, we document existing conditions before we touch the work.
5. Construction Through Certificate of Occupancy
Our own project manager and superintendent run the build: trade coordination, inspections, weekly written progress reports with photographs, and a schedule that is measured — not described. At the end you receive a certificate of occupancy, a complete warranty package, and a home built to the standard your architect drew.

Why Owners With Plans Choose EZ BH Projects
- We build what we price. The team that prepares your budget is the team that runs your jobsite — one accountable party from first estimate to final walk-through.
- Real bids, not indices. Our budgets are grounded in current Miami-Dade subcontractor pricing from active projects, so the number you sign is the number the market supports.
- Licensed and hurricane-fluent. We build as APT Construction Services Inc, Florida Certified General Contractor CGC1535238, with deep experience in Miami-Dade High-Velocity Hurricane Zone product approvals and inspections.
- Your architect stays your architect. We integrate into construction administration — RFIs, submittals, site walks — and treat the design team as partners, not obstacles.
- Proof in the portfolio. Every home on this site was built by our own team. Walk our projects and you are walking our workmanship.
Start With Your Plans
Send us your permit set — or simply tell us where the project stands. We will review the drawings, walk the site, and come back with a preliminary read within days and a full line-item budget within weeks. We accept a limited number of new builds each year to protect the attention each home demands.
Frequently Asked Questions
I have approved plans and permits — how fast can EZ BH Projects start building?
Typically four to eight weeks from our first meeting to groundbreaking. Plan review and a constructability summary take one to two weeks, a full line-item budget priced from live Miami-Dade subcontractor bids takes two to three weeks, and contract plus contractor-of-record paperwork and mobilization take one to three weeks. Long-lead procurement — impact glazing, custom millwork, specialty stone — starts in parallel so the schedule does not wait on it.
How much will it cost to build my approved plans in Miami?
Fully custom luxury homes in Miami currently run roughly $850 to $1,400 per square foot in hard construction cost, with ultra-custom and island estates ranging from $1,400 to $3,500+. But a permit-ready set deserves better than a per-square-foot estimate: we price your actual drawings, line item by line item, from current subcontractor bids — so the budget you review reflects your home, not an average.
Can you take over a permit that was pulled by another contractor?
Yes. Miami-Dade County and the municipal building departments we work in all provide a process for changing the contractor of record on an active permit. We prepare the change-of-contractor filing, record a new Notice of Commencement where required, place our insurance certificates on file, and coordinate directly with the building department so the permit history stays clean. If work has already begun, we document existing conditions and inspection status before assuming responsibility for the site.
My permit is close to expiring — can you keep it alive?
In most cases, yes. Florida Building Code permits generally remain active as long as work progresses and inspections are passed within the required intervals, and expired or dormant permits can frequently be extended or reactivated rather than resubmitted. The right move depends on the municipality and how long the permit has been idle — send us the permit number and we will tell you exactly where it stands and what preserves it.
Will you work with the architect who designed my home?
Always. Your architect carries the design intent, and we carry it into the field. We run a standard construction-administration relationship — RFIs, submittals, shop-drawing review, scheduled site walks — and flag field conditions early so design decisions are made with time to spare. Owners never have to referee between their designer and their builder.
Do you build fixed-price or cost-plus?
Both, and we will tell you which your drawing set supports. A complete, well-coordinated set with selections made supports a fixed-price contract. A set with open allowances or evolving scope is usually better served by cost-plus with a guaranteed maximum price and open-book reporting. Either way, our fee is disclosed, allowances are defined in writing, and change orders are priced before work proceeds.
What if my project already started and stalled?
Stalled projects are a regular part of our intake. We begin with an existing-conditions audit — what was built, what passed inspection, what the payment and lien history shows — then price the remaining scope and issue a recovery schedule before remobilizing. Documenting the baseline protects you contractually and gives the restarted project an honest schedule and budget.
Do you only build your own designs?
We do not design at all — EZ BH Projects is a builder. We partner with South Florida's leading architecture studios and build their work to specification. Homes that arrive as finished, permitted designs are welcomed exactly as homes we shepherd from the first sketch: with our own team, as general contractor of record, through to certificate of occupancy.
